A Life Right allows you to possess and exclusively use a property for the duration of your or your spouse’s/partner’s life. The Housing Development Schemes for Retired Persons Act 65 of 1988 governs Life Rights, which are sold under a secure legal structure. While the occupant doesn’t physically receive legal ownership, the Life Right affords them all the legal protections of full property ownership throughout their lifetime, ensuring their security of tenure and capital.
When the Life Right concludes, either due to the holder’s passing or their departure from the Senior Living community, the original capital sum or a portion thereof is refunded to the occupant or their estate.
In the Life Rights model, the property’s capital appreciation benefits the owner or operator rather than the resident. This means that to optimize our return on Life Rights, Monarchs Senior Living must maintain high demand for our apartments with premium standards.
Our success, therefore, heavily depends on ensuring resident satisfaction. This alignment ensures we manage our senior living facilities optimally, with resident satisfaction and comfort as our top priority.
First, when you purchase a Life Right, you don’t have to pay transfer duty or VAT.
Second, a Life Right equates to making an upfront payment to a landlord for the entire duration of your occupancy. The distinction lies in the fact that when renting, there’s no refund. In contrast, with Monarch’s Life Right, you receive a refund of 70% to 100% of your rentals or capital. The Life Right essentially operates as a “pay on exit” model, where you pay only between 0% and 30% of the Life Right as rent, and only when you leave.
A Life Right constitutes an asset in your estate.
A capital sum is paid upfront. This capital sum, less a Deferred Levy of 0-30%, is returned to you or your family on leaving the village. The life rights model means that a minimum of 70% of your original capital is returned on exit.

Yes. We offer Life Rights and/or Rental options. We have a variety of unit sizes, all with different room configurations. Some have balconies, and some have gardens. All our units have a full bathroom and kitchenette. The rental price differs based on the unit size, and our rentals start from R12 560 per month including levies.
Unfortunately, banks do not typically offer bonds or home loans the way they would for sectional title or full title purchases when buying a Life Right. Some banks may provide you with other loan arrangements.
Buying the Life Right would have to be a cash purchase.
Yes! We have a borehole and water tanks onsite and installed UPS systems and solar panels for backup electricity during power outages. We keep the lights on and the water flowing!
If you have a vehicle and drive, we will assign one parking bay per resident. And we provide visitor parking as well.
Monarchs also provide shuttle services for residents to help them with their shopping and other personal needs.
Our senior living facility offers a range of units, which allows us to be flexible both from a lifestyle and budget perspective. We offer practical, all-inclusive studio-type apartments to spacious one-bedroom units. Some of our units come with their gardens, others with balconies. All our units have their own bathroom and kitchenette.
Once a unit has been developed and is complete, unit alterations can only be made with the written consent of Monarchs management and at the resident’s cost.
Ensuring the safety of our residents and employees is a top priority for us. To achieve this, Monarchs employs 24/7 on-premise security guards. In addition, we maintain stringent access control measures on our premises. Moreover, our guards are equipped with emergency panic buttons to provide offsite protection as well.
Ensuring the safety of our residents is a top priority for us, and to guarantee their well-being, we’ve made a significant investment in a 24/7 nurse call system. This system allows residents to easily contact the nurse or nurse’s station by pressing a button, which promptly alerts the care staff, who respond and provide in-person assistance.
Furthermore, this comprehensive system includes wall-mounted alert buttons in both the lounge/bedroom and bathroom areas, as well as thumb switches conveniently located near the bed and in the shower.
In addition to these features, the nurse call system maintains records of the calls, enabling Monarchs to effectively monitor and manage residents’ in-unit care requirements and incidents. This data also serves for reporting and quality assessment purposes.
Yes, Monarchs does allow pets and our facility is pet friendly. However, we do ask that your pets are pet-friendly in order to engage well within our community.
Monarchs is a senior living facility, and we cater specifically to people 55 years and older. However, in certain exceptional circumstances, and from time to time we may approve younger residents.
Monarchs have a variety of beautiful and comfortable communal spaces where you and your friends and family can relax and enjoy yourselves. Presently, we have communal lounge areas, a dining room, a diner and coffee bar, an indoor gym/yoga and activities room, and several beautiful tucked-away garden spaces and walking paths. Living at Monarchs is a lifestyle. We nurture and encourage an environment which is social, active, engaging, and entertaining. Hence, our diverse activities programme includes various social, cultural, and physical activities up to the present time. Shopping trips and outings to multiple sites are offered and encouraged. We offer different cultural activities, including arts and crafts, chess, book club, and guest speakers, to mention a few. We also have our yoga and gym room for exercise classes and a beauty and hair salon on premise for your convenience
With advanced management consent given, you may have visitors stay overnight. All persons visiting and staying at Monarchs must adhere to our rules to ensure harmonious living standards for all our residents.
Yes. Life at Monarchs is a lifestyle. We want our residents to enjoy a meaningful, fun, engaging retirement experience. This means our facility offers a range of services to provide all comforts and conveniences typically needed by our regal elders. These services are made available through a monthly levy. Our levy already includes a comprehensive offering, but we acknowledge that not all things are equally relevant to our residents. We, therefore, have additional services available at our facility, which are either variable in nature or optional and unique to each resident, such as:
At Monarchs, water and electricity in each unit are on a prepaid system. Your usage directly drives your water and electricity consumption. All our lights are LED, and the geysers are run to individual DB boards, making them easy to switch on and off for usage. Estimated monthly costs could be R100 – R250 for water and approximately R150 – R300 for electricity.
Yes. Monarchs have an onsite, fully equipped kitchen preparing and serving delicious and nutritiously appropriate food for residents at highly affordable prices. Monarchs serve meals at breakfast, lunch and dinner.
At Monarchs, we strive to create a social, interactive and engaging environment, and meals in the company of your fellow residents is key to this. Therefore, we encourage each resident to eat at least fifteen meals a month from the Monarchs kitchen served in our beautiful dining room.
Additionally, the diner also caters for your visiting family or friends when needed. However, the main benefit is that balanced, nutritional meals are available at affordable prices.

Assisted living involves providing support to individuals who need assistance with daily activities, such as getting in and out of bed, dressing, and bathing. These individuals can manage most tasks independently, and their care needs are limited to specific activities. With the appropriate assistance, they can maintain their independence.
On the other hand, frailty is a medical syndrome resulting from various causes and contributors, leading to diminished strength, endurance, and reduced physiologic functioning. Therefore, it results in increased dependency on care and assistance for daily life activities. This may include help with feeding, bathing, dressing, medication management, turning in bed, and moving to a wheelchair. In this category, there is a spectrum of care needs, but they are notably more extensive and ongoing.
The increasing occurrence of dementia disorders, including Alzheimer’s, has become a growing concern. This is primarily due to the extended lifespan of the population. Because Dementia is a condition typically associated with aging, it progresses through various stages, starting from normal behaviour and occasional forgetfulness.
Subsequently, it advances through mild, moderate, and moderately severe decline, culminating in severe and very severe levels of attrition. Notably, the pace at which individuals move through these stages varies based on factors like age, general health, and comorbidities.
This is why the care needs for dementia patients are highly individualized. At Monarchs, we are well-prepared to address the different stages of moderate dementia. However, in cases where dementia is initially detected and diagnosed, there is no need for residents to relocate. We will continue to provide appropriate and safe care within our facility. However, caring for individuals with severe dementia necessitates specialized training and facilities.
In collaboration with all relevant parties, Monarchs will assist in identifying and transferring residents to the most suitable specialized facility when required, ensuring that residents receive the level of care that aligns with their condition.
Since our facility caters to senior individuals, it’s imperative that we gain a thorough understanding of each resident and their unique needs before they move in. To facilitate this, all potential residents will need to submit a standard medical report completed by their treating physician as part of our admission process. Following the receipt of this report, you will also have the opportunity to meet with our General Manager and Nursing Care Manager for an onsite Health and Wellness assessment.
Afterward, the medical report provided by your doctor and our assessment will offer a comprehensive understanding of each resident’s health and well-being. These assessments will enable our team to accurately document your specific care requirements and ensure that qualified staff are assigned to meet your care and service needs.
